Maidstone sits in the City of Maribyrnong, roughly nine kilometres west of the CBD, between Braybrook, West Footscray, Maribyrnong and Footscray. The original housing is postwar and interwar — brick and weatherboard homes on regular blocks with reasonably wide streets — and over the past two decades a very large share of those blocks have been subdivided, with two, three or four townhouses replacing a single house.

Shared driveways and long carries

This is the defining access issue in the suburb. Rear townhouses sit down a single shared driveway, frequently with a bend and rarely with room to turn at the end, so a large truck usually cannot get past the first dwelling. The practical answer is to park at the front and carry, which is entirely workable when it is planned into the quote and expensive in time when it is not. Original homes and newer townhouses

The remaining postwar houses have narrow hallways and door openings well under modern widths, so fridges and larger lounges often need internal doors off their hinges, and most have a garage or shed holding more than an inventory usually captures. The townhouses replacing them are the reverse: easy entry, then a narrow straight staircase with a tight landing turn where wardrobes, bed bases and larger sofas stall — and many are three storeys with the bedrooms at the top. We measure the awkward pieces against the stair route beforehand.

Ballarat Road and loading

Ballarat Road runs along the suburb as a major arterial with clearway restrictions in peak periods and heavy commercial traffic through the day, so any address fronting it is loaded outside those windows. The residential streets behind it are quieter but narrower, with cars parked both sides, so a smaller truck is frequently the faster choice.

Getting around

Maidstone has no railway station of its own, with West Footscray and Tottenham the nearest connections and buses across the suburb. For trucks the practical routes are Ballarat Road, Mitchell Street, Hampstead Road and Rosamond Road, with the Western Ring Road and CityLink a short run away.

Where Maidstone moves go

Most stay in the inner and middle west: Braybrook, West Footscray, Footscray, Maribyrnong, Sunshine or Yarraville, with a lot of movement between the older houses and the new townhouses a few streets away. There is also a steady flow of first-home buyers arriving for the townhouse stock.
