Park Orchards sits in the City of Manningham, roughly 24 kilometres east of the CBD, between Warrandyte, Ringwood North, Donvale and Doncaster East. It is one of the most distinctive suburbs in the east: large treed blocks, a deliberately rural character with narrow winding streets and little in the way of kerbing or footpaths, and houses set well back among established gums.

Narrow roads and truck size

The street network here is the first constraint. Many roads are narrow, winding and edged by trees and open drains rather than kerb and channel, which leaves less usable width than a suburban street and very little room to pass or turn a long vehicle. Overhanging branches make truck height a real consideration alongside width. On a good number of these addresses a smaller truck doing two runs is genuinely faster than a large one that cannot be positioned, and we decide that when we quote rather than on the morning.

Long driveways and slope

Almost every property is reached by a long private driveway, frequently unsealed, often climbing or dropping away, sometimes with a bend and rarely with generous turning space at the house. After sustained rain a gravel drive will not hold a fully loaded truck. We ask about the driveway length, surface, grade, overhanging branches and turning room when we quote, and where a large vehicle cannot safely get in and back out we plan a shuttle from the road with the carry priced in.

Houses in the trees

Homes here are commonly split-level or multi-level, built into the block with decks, external steps and a garage or carport set apart from the front door. Steps and decking slow every trip and mean more crew rather than a bigger truck, and wardrobes, sofas and appliances often need to come apart or take an external route. Block sizes also mean sheds, workshops, garden machinery, firewood and trailers are common, and they routinely add more volume than the house does — the part of an inventory most often left off, so we ask about outbuildings specifically.

Getting around

Park Orchards has no railway station and limited bus service; the area runs on cars, with Ringwood, Mitcham and Heatherdale the nearest rail connections. For trucks the routes that matter are Park Road, Knees Road, Warrandyte Road and Mitcham Road, with EastLink a short run south.

Most stay in the east and north-east: Warrandyte, Ringwood North, Donvale, Doncaster East, Croydon or Templestowe. There is also a regular pattern of downsizing off the large treed blocks into flatter local townhouses, and families moving in for the space and the bushland setting.
