Bentleigh sits in the City of Glen Eira, roughly 13 kilometres south-east of the CBD, between Bentleigh East, McKinnon, Moorabbin and Ormond. The original housing is interwar and postwar — solid brick homes and Californian bungalows on comfortable blocks with flat, tree-lined streets — and a large share has since been replaced with two-storey rebuilds, townhouse pairs and, closer to the station and Centre Road, apartment buildings.

A growing share of moves here are in or out of an apartment. Most of the newer buildings have a lift and a loading bay, but building management typically requires the lift to be booked and padded, restricts loading to set hours, and often wants a certificate of currency in advance. Streets, school traffic and the shopping strip
The terrain is flat and the streets are reasonably wide by inner-south standards, but cars park on both sides on many of them, leaving one working lane. Centre Road is busy through the day with tight kerbside parking and loading restrictions, so shopfront and above-shop moves are planned around the available loading windows, and school traffic adds to the morning peak. Nepean Highway carries clearway restrictions in peak periods.
Getting around
Bentleigh station sits on the Frankston line with the Centre Road shops beside it, and buses run across Glen Eira. For trucks the useful routes are Centre Road, Nepean Highway, East Boundary Road and Jasper Road.
