Black Rock sits in the City of Bayside, roughly 19 kilometres south-east of the CBD, on the coast between Sandringham and Beaumaris. It is one of the greener bayside suburbs: large blocks, heavy tree cover, winding streets, and a housing mix of interwar and mid-century homes alongside substantial contemporary rebuilds, with the land falling towards the cliffs and the foreshore on its western side.

Driveways, slope and clearance

This is where a Black Rock move is decided. Driveways are often long and curved, plenty of properties sit above or below street level, and the streets nearest the cliffs are steep enough that a loaded truck cannot always safely go down and back out. Mature trees overhang both driveways and streets, which matters for a high vehicle. Before the day we work out where the truck can stand, whether it can get up or down the drive at all, and what the carry will be if it cannot — and that goes into the quote rather than becoming an unexpected extra.

Split-level homes

Much of the housing built into the slope is split-level, with half-flights of stairs between living areas and garages set well below the main floor. Beach Road carries heavy cyclist and recreational traffic on weekend mornings, which is worth factoring into a Saturday move.
