Aspendale sits in the City of Kingston, roughly 30 kilometres south-east of the CBD, on the bay between Mordialloc and Edithvale. It is a narrow suburb, running from the foreshore across the Nepean Highway and the rail line to the eastern streets, and that layout matters more than the distance from town when planning a move.

Two halves, two different jobs

West of the highway, towards the beach, the streets are older and tighter, blocks are smaller, and a good share of properties are original weatherboards or newer townhouses built on subdivided land. Parking is contested, particularly in summer and on weekends when the foreshore draws visitors, and a full-size truck cannot always stop where you would want it. East of the highway the pattern is more conventional: wider streets, standard driveways, a short carry to the door.

When you book, tell us which side of the highway you are on and roughly how wide the street is. That single detail usually determines the truck size and the crew, and it is much better settled in the quote than on the morning.

Townhouses and apartments

The suburb has taken a lot of townhouse and low-rise apartment development, especially near the station and the beach. Those bring shared driveways, allocated parking bays and, in the apartment buildings, booked lifts and set loading windows. If your building has rules, tell us when you book so the truck arrives when the dock or the driveway is actually free.

Getting around

Aspendale station is on the Frankston line, and the Nepean Highway runs the length of the suburb as the main road connection north to the city and south towards Frankston. Station Street and Nepean Highway carry most local traffic. The highway is slow in both peaks and busy through summer weekends, so for a full-day move we generally recommend an early start.

Where Aspendale moves go

Many stay along the bay: Mordialloc, Edithvale, Chelsea, Bonbeach or Parkdale. There is a steady pattern of downsizing out of the older beachside houses into local townhouses, and of families moving in for the location.
