Hawthorn West is the western part of Hawthorn, in the City of Boroondara, roughly five kilometres east of the CBD, where the suburb meets the Yarra River and the Richmond boundary. It is the densest corner of Hawthorn: Victorian and Edwardian houses and terraces on the older streets, a large stock of 1960s and 70s brick walk-up flats, newer apartment buildings along the main roads, and very little space between any of them.
Flats, apartments and stairwells
A high proportion of moves here are in or out of a unit. The older walk-up blocks generally have no lift, narrow stairwells with tight half-landings, a shared driveway and only a handful of visitor bays, so the truck position and the stair route decide how the day runs. Newer buildings usually have a lift and a loading bay, but many require the lift to be booked and padded through building management and restrict loading to set hours. We ask which building you are in and which floor when we quote, so access is arranged rather than assumed.
Period houses and terraces
The older houses bring narrow hallways, door openings well under modern widths, and in the two-storey terraces a steep staircase with a tight turn. Original floorboards, leadlight, tiled entries and plaster detail all need protecting rather than rushing. Sofas, mattresses, wardrobes and fridges are the pieces that need a plan — dismantling or a different route — rather than force, and we identify those when we quote.
Parking and the main roads
Off-street parking is limited and much of the area is permit-restricted, with cars parked both sides leaving one working lane. Burwood Road and Church Street carry trams and clearway restrictions through peak periods, which limits where a truck can legally stop, so loading happens on side streets wherever possible and start times avoid the restricted windows. On the tighter streets a temporary parking arrangement through the council is worth organising in advance.
Getting around
The area is well served by trams along Burwood Road and Church Street and by the Belgrave, Lilydale and Alamein lines nearby, with the CBD a short trip. For trucks the practical routes are Burwood Road, Church Street, Barkers Road and Bridge Road, with the Monash Freeway and CityLink a short run south and west.
