Heathmont sits in the City of Maroondah, roughly 26 kilometres east of the CBD, between Ringwood, Bayswater North, Vermont and Wantirna. It was built out largely through the postwar decades and the 1970s: brick and weatherboard homes on generous blocks, streets and courts following gently undulating ground, mature native trees, and a steady replacement of originals with larger rebuilds and townhouse pairs.

Grade, courts and driveways

Access at most properties is comfortable — a private driveway, a short carry and room to work at the kerb. Two things change that. The first is the grade: a share of houses sit above or below street level with driveways that climb or drop away, and some garages sit under the house. The second is the court layout, where a bowl that looks roomy becomes the hardest place in the suburb to turn a long truck once cars are parked around the edge. We ask about the driveway and the street when we quote so the right size vehicle is sent, and where the truck cannot get close we plan a shuttle from the street and include the carry in the price.

Split levels and older homes

Houses built into the slope are often split-level, with half-flights between living areas and external steps to the front door — both of which slow every trip and usually mean more crew rather than a bigger truck. The original homes also have narrow hallways and tight door openings, so fridges and larger lounges commonly need internal doors off their hinges. We measure the awkward pieces against the route before the day.

Blocks, sheds and gardens

Block sizes here mean sheds, workshops, garden machinery, firewood, trailers and outdoor furniture are common, and they routinely add more volume than expected. This is the part of an inventory most often understated, so we ask about outbuildings and stored items specifically when quoting.

Getting around

Heathmont station sits on the Belgrave line with a small shopping strip beside it. For trucks the useful routes are Canterbury Road, Bedford Road, Heathmont Road and Mount Dandenong Road, with EastLink a short run west for anything crossing the city. Canterbury Road is heavy in both peaks; the residential streets behind it rarely are.

Most stay in the outer east: Ringwood, Bayswater, Vermont, Wantirna, Croydon or Boronia. There is also a regular pattern of downsizing off the larger blocks into local townhouses, and families moving in for the space, the schools and the train line.
