Langwarrin sits in the City of Frankston, roughly 44 kilometres south-east of the CBD, between Frankston, Carrum Downs, Cranbourne South and Somerville. It is a suburb defined by space: large treed blocks, wide streets and courts, bushland reserve, and pockets on the edges that remain genuinely semi-rural with acreage properties, paddocks and outbuildings.

A move within the Frankston and peninsula corridor is straightforward; anything to or from the inner suburbs, the north or the west needs an early start to clear the freeway before the peak builds, and the return run costs real time.
