Lilydale sits in the Yarra Ranges, roughly 35 kilometres east of the CBD, where the outer-eastern suburbs give way to the Yarra Valley. It is a township with a long history rather than a planned suburb: older weatherboard and brick homes near the centre, postwar and 1970s housing spreading out from it, newer estates on the edges, and rural-residential and acreage properties on the surrounding hills.

Township streets and rural driveways

The two halves of a Lilydale move look very different. In the township, access is generally comfortable — streets wide enough to position a truck, private driveways and a short carry. On the surrounding hills it changes completely: long driveways, often unsealed, sometimes steep or curved, with overhanging trees that limit vehicle height and little turning space at the house. A gravel surface will not hold a fully loaded truck after sustained rain. We ask about the driveway length, surface, grade and turning room when we quote, and where a large vehicle cannot safely get in we plan a shuttle from the road with the carry included in the price.

Older homes, newer estates and stairs

The older township housing brings narrow hallways, tight door openings and a few verandah steps, so fridges and larger lounges often need internal doors off their hinges. The newer estate homes are commonly double-storey on a smaller footprint, where the staircase and its landing turn are the constraint and wardrobes, bed bases and larger sofas are the pieces that stall. We measure the awkward items against the route before the day either way.

Sheds, machinery and stored goods

Block sizes around Lilydale mean sheds, workshops, garden and yard machinery, firewood, trailers and stored materials are common, and on the acreage properties there may be more again. These routinely add more volume than expected and are the part of an inventory most often left off, so we ask about outbuildings and equipment specifically.

Getting around

Lilydale station is the terminus of its line, with an extensive bus network through the township and out into the valley. For trucks the routes that matter are the Maroondah Highway, Main Street, Swansea Road and the Melba Highway, with EastLink a run west. The highway through the centre is heavy in both peaks and slower on weekends with traffic heading into the valley.

Where Lilydale moves go

Most stay in the outer east and the valley: Mooroolbark, Chirnside Park, Croydon, Coldstream, Montrose or Yarra Glen. There is also a steady two-way flow with the middle suburbs — families moving out for the space, and others moving back in when the distance or the land becomes more than they want.
