Lysterfield sits in the City of Knox, roughly 34 kilometres south-east of the CBD, between Rowville, Belgrave South, Narre Warren North and the Lysterfield Lake parkland. Unlike the estate suburbs below it, this is rural-residential country: houses on acreage blocks, horse properties and paddocks, mature trees, and winding roads following the hills rather than a grid.

Driveways are the job

Almost every property here is reached by a long private driveway, and that driveway is the biggest variable in the move. Houses built into the slope

Homes here are commonly split-level or multi-level, built into the hillside with decks, external steps, and a garage or shed well away from the front door. Steps and decking slow every trip and mean more crew rather than a bigger truck, and wardrobes, sofas and appliances often need to come apart or take an external route. We look at the approach and the internal route together, because on an acreage block they are the same problem.

What acreage properties hold

Sheds, workshops, tractors and ride-on mowers, garden and yard equipment, water tanks, trailers, firewood and stored materials are standard here, and on properties with horses there may be stables, feed and tack as well. These routinely add more volume than the house itself and are the part of an inventory most often left off entirely, so we ask about outbuildings and equipment specifically.

Getting around

Lysterfield has no railway station and limited bus service; the area runs on cars, with Ferntree Gully, Belgrave and Narre Warren among the nearest rail connections. For trucks the routes that matter are Wellington Road, Napoleon Road, Lysterfield Road and Belgrave-Hallam Road, with EastLink and the Monash Freeway a run west. These are winding two-lane roads, so travel time is longer than the distance suggests.

Most stay in the area: Rowville, Narre Warren North, Belgrave South, Upper Ferntree Gully, Endeavour Hills or Wantirna South. There is also a regular pattern of downsizing off the acreage into local estate housing once the land becomes more than people want to maintain.
