Mordialloc sits in the City of Kingston, roughly 24 kilometres south-east of the CBD, on the bay between Parkdale, Aspendale and Braeside, with Mordialloc Creek running through the middle of it. It is an older bayside suburb with a genuine town centre: a Main Street shopping and dining strip, a pier and foreshore, and a housing mix that runs from original weatherboards through postwar brick to recent townhouse and apartment development.
Which side of the highway are you on?
That question decides most Mordialloc moves. West of the Nepean Highway, towards the beach and the creek, streets are older and narrower, blocks are smaller, and parking is contested — particularly through summer and on weekends when the foreshore and Main Street draw visitors. A full-size truck cannot always stop where you would want it. East of the highway the pattern is more conventional: wider streets, standard driveways, a short carry.
