Steps and decking slow every trip and mean more crew rather than a bigger truck, and wardrobes, sofas and appliances often need to come apart or take an external route. We look at the approach and the internal route together, because on a hill block they are the same problem.

What acreage properties hold

Sheds, workshops, tractors and ride-on mowers, garden and yard equipment, water tanks, generators, trailers, firewood and stored materials are standard here and routinely add more volume than the house itself. On properties with horses there may be stables, feed and tack as well. These are the items most often left off an inventory entirely, so we ask about outbuildings and equipment specifically.

Getting around

Pakenham Upper has no railway station and limited bus service; the area runs on cars, with Pakenham and Beaconsfield the nearest rail connections on the flat below. For trucks the routes that matter are the hill roads down to the Princes Highway and the Monash Freeway. These are winding two-lane roads, so travel time is genuinely longer than the distance suggests, and the run to or from the inner suburbs is a real part of the day.
