Patterson Lakes sits in the City of Kingston, roughly 32 kilometres south-east of the CBD, between Carrum, Chelsea Heights and the mouth of the Patterson River. It is unlike the suburbs around it: a planned waterfront estate developed from the 1970s, built around a network of navigable canals, with a large share of homes fronting the water and holding a private mooring or jetty.

Cul-de-sacs and truck positioning

The estate layout is a series of courts and cul-de-sacs branching off a few main roads, designed for residents rather than through traffic. That keeps it quiet, and it also means a long truck can find itself in a bowl with nowhere to turn once cars and boat trailers are parked around the edge. Canal frontage removes the option of rear access entirely, so everything comes and goes through the front. We ask about the street and the driveway when we quote so the right size vehicle is sent, and where a large truck cannot turn we plan a shuttle rather than reversing blind.

Waterfront homes and what they hold

Homes here are commonly double or triple-storey with living areas oriented to the water, which puts a staircase and a landing turn between the truck and the bedrooms. Wardrobes, bed bases and larger sofas are the pieces that stall, so we measure them against the stair route beforehand. Boats, tenders, marine gear, fishing equipment, outdoor furniture and jetty storage are also part of the picture here in a way they are not in most suburbs, and they are easy to leave off an inventory.

Downsizers and the unit stock

Alongside the canal homes there is a substantial amount of townhouse, villa and apartment stock. Many of those moves are downsizers arriving from larger houses elsewhere in the south-east, where the issue is volume rather than access — a four-bedroom house with a shed does not fit a villa without decisions being made early about what goes, what is stored and what is passed on.

Getting around

Patterson Lakes has no railway station of its own, with Carrum station on the Frankston line immediately adjacent. For trucks the useful routes are Thompsons Road, Nepean Highway, McLeod Road and Gladesville Boulevard, with the Mornington Peninsula Freeway a short run east. Thompsons Road is the main artery in and out and is slow through both peaks.

Where Patterson Lakes moves go

Most stay along the bayside and south-east: Carrum, Chelsea, Bonbeach, Seaford, Frankston or Aspendale. There is also a steady flow of buyers arriving for the waterfront and boating access, and downsizers moving in from further inland.
